Welcome to Rooms @ The Apple Pie

We are very sorry to let you know that the Rooms at the Apple Pie in Ambleside are closed until further notice due to the coronavirus (COVID-19) outbreak. It is with a heavy heart, but the health of our staff, customers and local community is our top priority.

Thank you to all the customers who have transferred their deposits to future stays, as this has been a huge help to us.

We will offer to refund any deposits on bookings for stays before and including the 14th of June or transfer the deposit to a future stay within 12 months of the original arrival date. We will extend this depending on how the situation evolves, please see our website for up to date information.

We are hoping to be able to open our doors and welcome you all to the Lakes again soon and we are very grateful for your continued support and understanding in these difficult times.

The Apple Pie TeamLocated in Ambleside, in the heart of the Lake District, our boutique style B&B offers 8 beautifully converted, en-suite bedrooms for a luxurious but affordable place to stay.

Listed by The Guardian as one of the top 10 B&B’s in the Lake District, all our rooms have been designed with your comfort in mind, with extra touches to make you feel at home and a modern finish to this traditional Lakeland stone building.

Our location couldn’t be more perfect for enjoying and exploring all the Lake District has to offer. In the centre of Ambleside, we are only a short walk from a variety of great pubs, restaurants, bars and shops. Surrounded by the Lake District mountains, many of the popular walking and hiking routes are right on our doorstep.
Less than 5 minutes walk out of town takes you to the nearest bus stop. From here it is only a short journey to visit some of the Lake District’s most iconic places, such as Dove Cottage and the Wordsworth Museum in Grasmere or the stunning views of Lake Windermere.
As a traditional grade two listed building, Rooms @ the Apple Pie has its fair share of Lakeland history. We are located right next door to the famous Old Bridge House, some of our rooms even have a birds eye view of this quirky landmark. For any Beatrix Potter fans, the rooms have been converted from the offices of Gatey Heelis – her husband’s solicitors firm – and she is known to have been a regular visitor.

Next door to Rooms @ The Pie, is our family run Café and Bakery, The Apple Pie. Here you can enjoy one of the best and most varied breakfast menus in Ambleside. Whilst breakfast is not included in our room prices, for the duration of your stay you will receive a 10% discount on any Apple Pie purchases you make. The Apple Pie also serves a delicious selection of cakes, sandwiches, pies and pasties all baked fresh and on site; pop in for breakfast, lunch or grab something to takeaway.

We currently allow a maximum of 2 well behaved dogs in the two ground floor rooms at an additional cost per dog.  Please select the quantity when making your booking.

We do offer free car parking, however space is limited and is on a first come, first serve basis. There is plenty of off site car parking available.

There is a deposit of £50 (non-refundable) per room payable to confirm a booking and the balance is payable on arrival.

Temporay terms and conditions
In regard to the coronavirus (COVID-19) outbreak, we are monitoring the official guidance from the local government and health authorities about travel within the United Kingdom and from abroad. We are also looking at how big travel agencies are reacting to updates from the government. We will obviously amend our policies as the situation evolves.

We have decided to amend our cancellation policy for those that have booked directly with us. We will offer to transfer any deposits on bookings for stays before and including the 17th of May, to a future stay within 12 months of the original arrival date. We will extend this depending on how the situation evolves.

If we can, we are intending to stay open and honour all of our bookings. In the event that we are forced to close we would refund your deposit as stated in our terms and conditions.

Our normal cancellation policy as set out in our terms and conditions is as follows:

Normal Cancellation Policy
Once you have booked your stay, our agreement is a legal contract and any deposit you may have paid is non-refundable. If you need to cancel please contact us immediately. For cancellations or modifications made up to 1 week before your booking you will not be liable for the total balance. For cancellations or modifications made after this time or by failing to take up the booking without cancelling you will be liable for the total amount.

We would only cancel your booking if your accommodation was unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you, then we would refund all monies paid by you. Our liability would not extend beyond this refund.

Rooms Overview

Ground floor – Rooms 1 and 2

In both our ground floor rooms we will accept two, well behaved dogs at an additional cost per room. If you are bringing a dog we ask that they are not left alone in the room at ANY time. Ambleside is very dog friendly and you will find many pubs and restaurants will accept dogs, including our own café next door, The Apple Pie.

Both rooms are en suite with only one step into the shower, making them suitable for those with impaired mobility.

Middle Floor 

Rooms 3 to 6 all have en suite showers, original fire places and quirky hanging bedside lights.

Top floor

Rooms 7 & 8 are the only rooms on the top floor with shared landing. Booked together they could be suitable for a family or groups of 4.  As these rooms are located in the loft, they both have a skylight only.
